    Connecting electricity in an old Spanish property: Why you need a Boletín

    Step-by-step guide to setting up the electricity supply in an old house in Madrid or Toledo, and why the Electrical Certificate is the most critical step.

    Buying or inheriting an old property in the center of Madrid or in the historic district of Toledo has a lot of charm, but it often comes with a technical challenge: connecting the electricity after years of inactivity.

    If the house has been uninhabited for a long time and the electricity supply was disconnected, the distribution company will require a new Boletín Eléctrico (CIE) before turning the power back on.

    Why are old houses a special case?

    Electrical regulations in Spain (the Low Voltage Electrotechnical Regulation or REBT) were deeply updated in 2002. If the house has an installation prior to that date and has been without power for years, it is highly likely that it does not meet current safety standards.

    For an authorized electrician to issue the Certificate, the installation must be safe. In very old homes, this usually implies an upgrade.

    The 3 most common faults in old Spanish houses

    Before issuing the CIE, the technician will review the installation. These are the problems we usually find at PowerPro Madrid:

    1. 1.Unprotected electrical panels: Presence of old lead fuses or panels that lack a Differential Switch (the one that saves lives in case of a power leak) or the appropriate circuit breakers to separate circuits.
    2. 2.Absence of earth/ground connection: Many houses built before the 1980s do not have an earth wire (the green and yellow cable). This is a serious risk of electrocution and grounds for an automatic fail for the certificate.
    3. 3.Rigid or cloth wiring: Very old cables that have lost their insulation and can cause short circuits or fires.

    Steps to connect the electricity

    1. 1.Contact an authorized installer: Call us so a technician can visit the property.
    2. 2.Technical inspection: We will evaluate the state of the wiring, the panel, and the earth connection.
    3. 3.Electrical renovation (if necessary): We will give you a quote to update strictly what is necessary to comply with the law.
    4. 4.Issuance of the Certificate (CIE): Once the installation is safe, we register the certificate with the Ministry of Industry and hand you the official document.
    5. 5.Contracting with the utility: With the CIE in hand, you can now call Iberdrola, Endesa, or the company of your choice to set up the electricity.
